Add a summary for all money owed by a tenant
Under tenants add an all money summary that combines rent and misc charges (utilities, arrears ect) so you know at a glance who is behind and how much. It could be just one line per tenant showing rent balance due, misc balance due, how many days past due, last payment amount and date recived and total money due.

Create an iPhone app for Landlord Enterprise
We created this one - we'd like to see if there is some demand for this.

This is a common, but complicated request. We are considering adding this functionality, but it would be at an extra cost to the end user, as the investment on our end to implement this is large.

more security & access levels
different password levels e.g L1-clerk, L2-manager, L3-accountant and L4-administrator. e.g
certain levels/users should not be able to delete just any information or edit rental rates etc. private information like value of property and owners also not accesable to everybody. Maybe we could select different screens for different users when setting up users ourselfs.13 votesstarted ·

Some rent is paid by Section 8
Some by the State or County
Some by the Tenant

Create a place for owner information
We manage properties for different owners. It would be nice to put their information in and also print monthly statements for each owner

When you go to Reports-Tenant Reports then you want to view the late roll-the tenant is on 2 pages.
When you click on Reports then Tenant Reports-then Late roll, what comes up are the tenants but many times the tenant and his/her information is on two different pages. Please lock in the entire information for the tenant on the same page.

With the unit information screen can there be a spot added for rental price. For quick reference?
This way all the information on one page. I have many properties and some are vacant. When a phone call comes in I have to jump back and forth from screen to screen for answers. What if on there there was a spot by the address, year built or even by square footage for the rental price. It would make my day easier!!

Format for Australian users
Allow formatting of accounting reports so that July is the first column in the reports to fit in with July to June financial years.

Maintenance log
Anyway to add on the maintenance log print off to included the tenants phone number. Right now the address and tenants names shows up. If the phone number also showed up then I wouldn't have to toggle between screens to add it into the comments section or forget and have maintenance calling all day for phone numbers.

Have the ability to place a building or unit in inactive status
Sometimes a building is sold and doesn't need to show up in any list. Later the new owner wants us to manage it and has to be re-entered. If I could place it in inactive or hold or something like that I could bring it back and change owner without having to re-enter all the units.

It would be nice to have a Lease to own feature that would figure intrest rates and keep track of the payments made and existing balance.
If I have some property that some one wants to buy and I'm willing to owner finance. It would be nice to have this software keep track so I don't have to go out and buy some expensive software to keep track of it.
